Planning & Zoning Division

The Planning and Zoning Division reviews all building plans, business licenses, development plans and subdivision plats for zoning compliance. We prepare and revise the General Plan and the Zoning Code and review proposals for such amendments as well as rezonings, conditional uses and variances.

Rancho Sahuarita Specific Plan - Substantial Amendment

Status: Scheduled for public hearing before the Town Council July 30, 2018. The Planning and Zoning Commission recommended approval of the amendment at a public hearing on July 9, 2018.

Next Steps: The Town Council will make the final decision on this request at a public hearing.

Overview: The applicant has requested a substantial amendment to the Rancho Sahuarita Specific Plan to remove the PF/OS/dr (Public Facilities/Open Space/drainage) land use designation along the east side of I-19. These areas will take on the land use designations of the development pods immediately to their east.  The primary purpose of this request is to reflect a new drainage master plan. Open space will be provided along the east/west wash systems.

Madera Highlands Specific Plan - Substantial Amendment

Status: Scheduled for public hearing before the Planning and Zoning Commission on August 6, 2018.

Next Steps: The Planning and Zoning Commission will make a recommendation to the Town Council, which will make the final decision on this request at a public hearing.

Overview: The applicant has requested a substantial amendment to the Madera Highlands Specific Plan to remove the requirement that 2.6 acres of the Town Center zone be developed with non-residential uses. The amendment also removed the 15-acre minimum requirement for commercial uses.

Temporary Off-Site Sign Plan for Meritage Homes at Madera Highlands

Status: Scheduled for public hearing before the Planning and Zoning Commission on August 6, 2018. Continued from July 9, 2018.

Next Steps: The Planning and Zoning Commission will make the final decision on this request at a public hearing.

Overview: The applicant has made a request to place 20 signs along Town roadways directing traffic to the model home complex at Madera Highlands. This request will not increase the dwelling unit cap or overall density of Madera Highlands.

Comprehensive Sign Plan Amendment for The Crossing at Sahuarita

Status: Scheduled for public hearing before the Planning and Zoning Commission on August 6, 2018.

Overview: The applicant has requested an amendment to the Comprehensive Sign Plan for The Crossing at Sahuarita to allow for a 20% increase in area for building signs.
